Denver Union Station Master Plan

Denver, CO

Denver Union Terminal was purchased by the Regional Transportation District to develop an intermodal transportation center.  The station, located in the Lower Downtown area of the City, is planned as the transit hub for the light rail, commuter rail, and regional bus routes.  In addition to the transportation components, the 19-acre site and building are planned to include compatible private development uses to serve the neighborhood, and to generate revenues to pay a portion of project costs.  As the economic consultant on the Denver Union Station Alliance team, EPS conducted a market analysis of office, retail, residential, and hotel land uses and forecast supportable development for the site, and helped formulate the private development elements of the project.  EPS also identified funding sources and recommended a financing plan and governance structure for the project.
