The Old Mill District at River Bend is a 270-acre mixed use project located on the bank of the Deschutes River in Bend, Oregon. EPS was retained by River Bend Limited Partnership to analyze market support and devise a first-phase tenanting and financing strategy for this project. The proposed project would transform the former lumber mill site into a mix of specialty retail, office, industrial, and residential development. EPS analyzed the regional economy and identified the base of market support from tourists, part-time locals, and residents to determine the optimal scale and mix of development. Subsequently, EPS collaborated with a team of consultants to devise a strategy for tenanting and financing the initial phase of the project.
