
The nonprofit community development corporation, The Unity Council, was developing a mixed-use project adjacent to the Fruitvale Bay Area Rapid Transit (BART) stop in Oakland. The Fruitvale Transit Village Project combined private sector funding with financial assistance from the federal government, BART, the City of Oakland, and other sources. EPS assisted the Unity Council with the Fruitvale Transit Village Project by designing a user-friendly computer cash flow model capable of estimating returns from the project under a set of financing assumptions. EPS also conducted focused market research to support the financial assumption used in the model and helped to identify key financing options that could be pursued to improve the overall returns.
